As per the Indian Registration Act, 1908, any agreement for transfer of any interest in an immovable property of value more than one hundred rupees, is required to be registered. The validity of sale agreement depends on the clauses framed in the agreement
The property still won’t belong to the buyer legally until he or she pays the entire purchase price, which could take years. If the buyer doesn’t pay the amount mentioned in the sale agreement within the stipulated time, the seller has the rights to cancel the agreement by issuing an legal notice through a lawyer.
However the seller has to refund the initial amount he got at the time of agreement.

How to register your prepared document in Registarar Office?
